Transactional funding refers to the short-term financing used by real estate investors to purchase and then immediately resell a property on the same day. In these transactions, the original property seller is referred to as “Party A,” the investor as “Party B,” and the end buyer as “Party C.” This type of deal is often called an “A-B – B-C” transaction.
Transactional funding allows investors to facilitate property sales without using their own money. The investor borrowers funds from a transactional lender to purchase the property from the original seller, Party A. Almost immediately after this purchase, Party B sells the property to the end buyer, Party C. The sale proceeds are then used to repay the transactional loan.
Qualifying for transactional funding with us is straightforward. You’ll need to provide the AB Contract, which is your agreement with the seller, and the BC Contract, your agreement with the buyer. That’s it.
Real estate investors choose transactional funding primarily for two reasons:
- Non-assignable Contracts: Often, contracts acquired through methods such as MLS listings, bank-owned properties, or those owned by government entities (like HUD, FHA, or Fannie Mae) cannot be assigned to another party. Transactional funding allows investors to complete these purchases without assignment.
- Maximizing Markup: Some wholesalers prefer not to assign their contracts to avoid revealing their profit to the seller or end buyer, who might be discouraged by a high assignment fee. By using transactional funding, wholesalers can keep the contract details private and still proceed with the sale.

One of the reasons we are able to lend funds to you at a cost well below other transactional lenders is that we have thoroughly vetted the attorneys we work with. We know they are efficient and trustworthy. We know they understand the real estate investors business.
